JIAHUA STORES H (00602) announced that on January 26, 2026, its wholly-owned subsidiary, Shenzhen Baijiahua Commercial Management Co., Ltd., as the tenant, entered into a long-term lease agreement with the landlord for the lease of certain properties to operate the Group's shopping centers, retail stores, and for other commercial purposes. The properties include certain retail spaces located on the basement levels B1 and B2, as well as from the first to the fifth floor of Jiahua Lingyue Plaza in the southwestern area of the intersection of Lanzhu West Road and Longping Road, Pingshan District, Shenzhen, Guangdong Province, China, with a total area of 33,812.46 square meters. These properties have been completed and were available for use as of the date of this announcement. The properties have been handed over to the company, pending formal opening. To further expand the Group's retail network, the Group will from time to time seek suitable properties and enter into lease agreements to operate retail stores and shopping centers. In 2024, the Group considered opening a new shopping center and retail stores in a complex located in Pingshan District, Shenzhen, Guangdong Province, China. The Group understood that the commercial properties within the complex it was targeting were held by multiple landlords, with over 100 ultimate beneficiaries, making negotiations for lease terms potentially time-consuming. To secure the commercial space within the target complex for opening a shopping center and retail stores, the Group initiated negotiations with multiple landlords within the complex regarding lease terms, and entered into several individual lease agreements between June 2024 and December 2025, involving a total commercial area exceeding 10,000 square meters. All individual lease agreements will only become effective upon the execution and effectiveness of the long-term lease agreement, which itself involves a substantial commercial space of approximately 34,000 square meters.
