KORE US REIT resumes distributions as FY2025 revenue edges up

KORE US REIT announced on Mar, 3 2026 that gross revenue for the financial year to Dec, 31 2025 rose 2.5 % year on year to 150.2 million Singapore dollars, while net property income increased 3.0 % to 80.7 million Singapore dollars. Adjusted net property income, which excludes non-cash items, inched up 0.3 % to 83.7 million Singapore dollars.

The trust will pay a distribution of 0.25 US cent per unit for the period from Jul, 1 to Dec, 31 2025, marking an early resumption of payouts after suspending distributions from the second half of 2023 under its recapitalisation plan. Income available for distribution for FY2025 stood at 43.0 million Singapore dollars.

As at Dec, 31 2025, assets under management totalled about 1.3 billion Singapore dollars and portfolio occupancy was 87.2 %. The year saw 622,029 sq ft of space leased, equivalent to 13 % of net lettable area, with full-year rental reversion of +6.8 %.

KORE US REIT addressed all 2025 and 2026 term-loan maturities through 152.5 million Singapore dollars of new facilities, leaving all borrowings unsecured. Aggregate leverage was 44.1 %, with an average cost of debt of 4.53 % per annum and a weighted average debt maturity of 1.5 years. About 64.4 % of loans are hedged at fixed rates, and every 50-basis-point movement in SOFR is estimated to affect annual distributable income by roughly 1.22 million Singapore dollars.

The manager said it will continue to focus on proactive capital management, asset enhancement initiatives and selective divestments or acquisitions to sustain distributions and capture opportunities in its U.S. lifestyle office markets.
