China Vanke has issued a profit alert for the six months ended 30 June 2026, projecting a net loss attributable to shareholders of RMB12.00–15.00 billion. The anticipated deficit is wider than the RMB11.95 billion loss recorded in the prior-year period.
Basic loss per share is expected at RMB1.01–1.26, versus a loss of RMB1.01 a year earlier. The figures are management estimates and have not yet been reviewed by auditors.
Management cited three principal factors behind the projected shortfall:
1. Real-estate development: A marked decline in recognised project‐settlement volume alongside persistently low gross profit margins. 2. Asset impairment: Additional provisions reflecting shifts in industry, market and operating conditions. 3. Non-core activities: Losses at certain operating units and financial investments—calculated after depreciation and amortisation—under the cost-accounting approach.
Operationally, the developer handed over roughly 23,000 residential units on schedule during the period. It secured bondholder approval to extend maturities on ten outstanding onshore public bonds and continued to streamline its business portfolio, reduce costs and monetise assets. Despite these measures, management acknowledged that key operating indicators have yet to show material improvement and that debt and liquidity pressures persist.
China Vanke plans to keep prioritising risk mitigation, focus on core urban markets, exit non-core investments in an orderly manner and further strengthen governance and cost controls to restore sustainable growth.
The company will release its full interim results after completing the requisite audit. Shareholders and potential investors are advised to interpret the current figures with caution pending the formal announcement.
