HK Property Stocks Rise Against Market Trend Amid Policy Hopes and Stronger Leaders

Shares of mainland Chinese property developers listed in Hong Kong mostly climbed on August 18, with China Overseas Development and JIANGXI SITONG GROUP advancing over 3%, Greentown China gaining nearly 3%, and Rongxin China plus China Resources Land both rising more than 2%, while China Jinmao was up over 1%.

On the news front, data from the National Bureau of Statistics, as cited by the China Index Academy, showed that in the first seven months of 2026, the sales area of newly built commercial housing nationwide dropped 11.8% year-on-year, with the decline widening by 0.2 percentage points from the January-June period. Meanwhile, sales value fell 13.1% year-on-year, but the pace of decline narrowed by 0.5 percentage points.

In the near term, stabilizing the property market remains a stated goal for the full year, with policy focus likely centered on accelerating the implementation of existing measures. This includes boosting support for housing consumption, smoothing the chain for trading up from second-hand to new homes, and revitalizing idle land and unsold commercial properties.

China Galaxy Securities noted that July is traditionally a slow season for the property market, with sales volumes heavily impacted by seasonal factors. Developers with higher-quality land acquisitions and project launches from earlier periods saw both average selling prices rise year-on-year and month-on-month, though investment activity continued to face pressure.

The brokerage believes the housing market is likely to improve gradually in the coming months, with expectations for the real estate sector stabilizing and paving the way for a healthy, high-quality development trajectory. Leading developers, which demonstrate strong operational management skills and hold capital advantages, are expected to further expand their market share.
