2026年1月26日，Canopy SkyFire Group Limited（前稱善裕集團控股有限公司，股份代號：8245）披露，該公司與地隆置業有限公司及財峯有限公司簽署了辦公室物業的租賃協議。根據公告，租賃期限自2026年5月27日起至2028年11月26日止，共30個月，並附兩個月免租期。
租賃物業位於香港北角電氣道183號友邦大廈32樓3204B-06室，面積約3,849平方呎，月租金為131,880港元，預計以公司內部資源支付。根據香港財務報告準則第16號，該租賃協議將確認固定部分為使用權資產，初始成本約3.7百萬港元，並確認相應之租賃負債。
公司表示，該辦公室將用作香港業務據點。按GEM上市規則第19章計算，租賃協議涉及的一個或多個百分比率超過5%但低於25%，因此構成須予披露交易，並須遵守相關申報及公告規定。公告亦指出，地隆置業有限公司及財峯有限公司為獨立第三方，主要從事房地產租賃業務。公司認為此物業所處地點優越，有助於日後業務發展。另據公告，協議條款經公平磋商後訂定，董事認為符合公司及股東的整體利益。
