南方万国数据中心REIT已完成网下询价，认购倍数高达166倍，每份定价3.00元，总发行规模8亿份，C-REIT将收取的所得款项总额为24亿元。兴业证券指出，万国数据中心REIT估值大超市场预期，IDC行业估值锚大幅抬升。REITs项目可一次性收回大量现金用于新IDC项目的投资。现在政策鼓励公募REITs发行，利好存量成熟项目较多的IDC公司加速扩张。
汇丰表示，该分拆有利公司去杠杆，把净债务与经调整EBITDA比于年内维持低于6.5倍，且定价高于该股目前14倍的经调整企业价值倍数，反映公司具估值重评潜力。该行指，见到市场盈利上调预测的两项潜在催化剂，包括明年及后年录得新大型批发订单，以及美国放宽对英伟达芯片管制或中国加快采用本土GPU。
