Shenzhen has announced further optimizations to its local real estate policies, including an increase in housing provident fund loan amounts. On April 29, the Shenzhen Municipal Bureau of Housing and Construction issued a notice detailing the adjustments.
According to the notice, households that meet the city’s commodity housing purchase requirements—including local registered households and non-local registered households that have continuously paid social insurance or individual income tax in Shenzhen for at least one year prior to purchase—are permitted to purchase one additional commodity housing unit in Futian District, Nanshan District, and Xin’an Subdistrict of Bao’an District, in addition to the existing home purchase restrictions.
Non-local registered households holding a valid Shenzhen Special Economic Zone residence permit may also purchase one commodity housing unit within the above-mentioned areas to meet their housing needs in Shenzhen.
The housing provident fund loan ceiling has been raised. Employees applying individually for a housing provident fund loan may now borrow up to 700,000 yuan, while those applying jointly may receive a combined loan amount of up to 1.3 million yuan.
The policy also adjusts upward adjustments to housing provident fund loan limits. For first-time homebuyers in Shenzhen using a housing provident fund loan, the loan amount may be increased by 60%. Households with first marriages and first births, or those with two or more children, may see their loan limits raised by 50% and 70%, respectively. Households meeting both conditions may choose either the 50% or 70% increase. Additionally, loans for the purchase of subsidized housing in Shenzhen may be increased by 40%.
