3月17日，港股内房股盘初集体拉升，融创中国涨超7%，万科企业、金辉控股涨超4%，碧桂园涨超3%，中国金茂、远洋集团、龙湖集团涨超2%。
消息面上，央行上海总部对上海市商业用房购房贷款政策作出以下调整：自2026年3月16日起，上海市商业用房购房贷款最低首付款比例调整为不低于30%。各金融机构需根据经营状况、客户风险状况等因素，合理确定每笔贷款的具体首付比例。这是上海商办房贷政策十余年来的首次调整，其他城市预计会跟进。
此外，国家统计局的数据显示，1-2月份，房地产开发投资同比降幅比上年全年收窄6.1个百分点，新建商品房销售面积和销售额同比降幅比上年全年有所扩大，2月末，商品房待售面积同比增速比2025年末回落1.5个百分点。业内人士认为，房地产开发投资指标较2025年全年明显收窄，反映出市场在供给端的调整正在逐步趋于稳定。
