中指研究院监测,2025年3月房地产企业债券融资总额为454.3亿元。从融资结构来看,房地产行业信用债融资332.1亿元,占比73.1%;ABS融资122.2亿元,占比26.9%。债券融资平均利率为3.08%,同比下降0.03个百分点,环比下降0.55个百分点。

此前,多个一线城市正在进行房地产市场止跌回稳相关政策的研究及储备工作:武汉市相关部门向记者表示,正在做政策研究储备工作,结合市场实际适时出台实施,持续用力推动房地产市场进一步止跌回稳。重庆市表示,将继续支持收购主体加大收购存量商品房规模,着力改善住房供给;将会同市级相关部门抓好增量政策的出台,开展房地产市场促销系列活动,持续用力推动房地产市场止跌回稳。
华源证券报告指出,与此前几次关税博弈有所不同,此轮我国系有备而来,仍有诸多底牌未出。一方面,我国房地产行业已经经历了深度调整,2024 年,我国房地产销售面积较高峰累计降幅达 46%,新开工房屋面积较高峰累计降幅达 67%,房地产开发投资较高峰累计降幅达 32%,过去几年房地产的软着陆意义重大,为当下的大国博弈提供了底气。另一方面,2024 年 9 月 24 日以来,中央稳楼市、稳股市态度明确,政策力度不断加码,并且预计后续我国经济和股市仍有诸多储备政策可以期待。
