房价指标显示,5月份房价增长继续降温。S&P/CS房价指数显示,美国全国房价同比上涨2.3%,是自2023年7月以来的最小涨幅,也是四个月来房价涨幅第四次收窄。20座大城市未季调房价指数年率为2.8%,低于上月的3.4%,也低于市场预期的3%。
标普道固定收益和大宗商品部门主管Nicholas Godec表示:“5月份的数据延续了今年价格动能缓慢消退的趋势。”然而,失去动能不仅仅是因为抵押贷款利率上升。Godec表示:“这反映出市场正在重新调整,以应对金融环境趋紧、交易量低迷以及越来越多的当地市场动态。”
明显的地域差异仍然存在,在20个城市中,纽约的房价再次出现了最大的涨幅,同比上涨7.4%,而坦帕的房价下跌了2.4%。10城的房价指数涨幅为3.4%,低于上年同期的4.1%,表明房价上涨往往发生在较大的城市地区。
