截至2025年9月30日止六个月，嘉创房地产业实现营收约人民币6,882万元，同比下降34%；净利润约人民币1,004万元，同比下降51%。本期毛利约3,763万元，对应毛利率约55%，上年同期毛利率约61%。经营溢利约1,753万元，经营利润率约25%，上年同期约39%。期间销售开支和管理开支有所下降，其中销售开支从约967万元降至约693万元，管理开支从约1,491万元降至约1,454万元。
业务分项
本期营收主要来自内地物业销售，销售房源包括东莞嘉辉豪庭第四、五期项目及其他在建或已竣工项目。公司将部分商铺由存货转为投资物业，以期在调整资产配置的同时提升长期收益。公司继续推进佛山高明荷城片区、东莞及惠州等地住宅项目开发，并于报告期内在文化旅游业务上有所布局，计划通过夜游项目等方式带动区域客流与租售协同。
展望方面，公司已在2025年下半年启动龙凤山庄主题公园夜游项目建设，预计进一步完善后带来较为稳定的经营收益。管理层表示将坚持审慎财务原则，持续关注市场需求与政策导向，优化项目推进节奏与资产配置结构，以提升整体经营韧性与可持续发展潜力。
