Nov, 13 2025 — Acrophyte Hospitality Trust announced gross revenue of 121.2 million Singapore dollars for the nine months ended Sep, 30 2025, down 6.3 % from the prior-year period.
Net property income fell 13.9 % to 29.1 million Singapore dollars, while gross operating profit decreased 9.6 % to 41.9 million Singapore dollars. The trust cited the disposal of two hotels, brand-mandated renovations at two other properties and higher labour and insurance costs as the main drivers of the weaker performance.
The portfolio comprised 32 hotels with 4,188 rooms at end-September 2025, compared with 34 hotels and 4,442 rooms a year earlier. Same-store revenue slipped 1.2 %, but same-store net property income dropped 10.6 % due to rising operating expenses.
On Sep, 10 2025 the trust completed the sale of Hyatt Place Detroit Auburn Hills for 6.65 million Singapore dollars, with proceeds earmarked for renovations, working capital or debt repayment. Cash and cash equivalents stood at about 32.5 million Singapore dollars as at Sep, 30 2025.
The manager said it will continue to focus on portfolio optimisation and disciplined capital management amid a softer U.S. lodging market.
