房贷利率高企吓退买家 美国房价上涨动能减弱

美国房地产市场正面临压力,高企的抵押贷款利率持续抑制购房需求。最新数据显示,10月标普CoreLogic Case-Shiller全国房价指数同比上涨1.4%,与9月1.3%的涨幅基本持平。标普道琼斯指数公司经济学家尼古拉斯·戈德克在报告中指出:"这一涨幅创下2023年3月至7月以来的最低水平,当时市场正在消化美联储快速加息带来的初步冲击。"

尽管美联储已开始下调短期利率,但10月30年期固定抵押贷款利率仍维持在6%左右高位。戈德克补充道:"抵押贷款利率居高不下,加之通胀增速持续超过房价涨幅,使得购房可负担性压力进一步加剧。"当前市场环境下,潜在买家普遍持观望态度,导致房价上涨动力明显不足。
