美国新房挂牌略增,待售房屋销售下降 -- 市场观点

10月16日10:20(东部时间)——根据Redfin的数据,在截至10月12日的四周内,美国新挂牌的房屋数量同比增长了4.1%,是超过四个月以来的最大增幅。更多卖家涌入市场,希望较低的抵押贷款利率和轻微改善的可负担性能够吸引买家。目前的平均抵押贷款利率为6.3%,距离一年来的最低水平仅一步之遥。然而,待售房屋的销售则呈现出相反的趋势,同比下降了1.2%,是五个月以来的最大降幅。房屋出售的时间也在延长,典型的房屋在挂牌后需要48天才能签约,比去年多出一周。由于销售价格依然居高不下,以及经济不确定性,许多买家仍选择观望。(chris.wack@wsj.com)
