2026年上半年，鳄鱼恤实现营收4490.90万港元，同比下降约9.2%；经调整后净亏损1750.60万港元，相比2025年同期的1165.20万港元，亏损幅度扩大约50.2%。期内整体毛利率维持在79%左右。

销售及分销费用从1768.40万港元增长至1969.40万港元，行政费用则由2522.20万港元降至2445.30万港元，成本结构整体保持审慎控制。

【业务分项】 服装与相关配饰业务在2026年上半年实现营收2004.30万港元，较去年同期的2072.90万港元下降3%左右。该板块毛利率提升至55.5%，主要受益于产品组合中高毛利率产品占比提高。 物业投资及出租收入由2873.20万港元降至2486.60万港元，主要原因为部分核心物业过渡期出现空置，租金收入和相关经营贡献相应减少。 公司在库务管理方面维持审慎和流动优先的投资策略，上半年对投资组合中部分资产进行变现，同时利用利率对冲安排抵御利率波动，相关板块保持稳健运营。

【前景展望】 公司将继续优化成本结构、加强产品研发和渠道建设，重点提升核心服装业务单店盈利能力。对于物业投资及出租业务，将在办公空间供大于求的环境下，逐步拓展服务式零售及非牟利、医疗与健康等多元业态租户，提升资产使用效率与回报。在库务管理方面，公司将依托灵活配置，维持多元化投资并保有充足的现金储备，以应对潜在的宏观和市场波动。
