二零二六年三月六日，中泽丰(01282)的间接全资附属公司Ace Grand Limited（卖方）与TechTone Limited（买方）签订临时买卖协议，拟以5,280万港元现金出售位于香港坚尼地道4号君珀15楼B室及同一大厦第4层地库停车位P1。该物业为住宅用途，目前由集团持作租赁使用，预计于二零二六年六月八日或之前完成交易。
根据公告，卖方和买方经参考同一大厦内相若面积与地段的市价后，协定该价格约每平方尺36,000港元，高于同期市场每平方尺28,000港元至29,000港元的区间。依据二零二五年六月三十日的未审核财务报表，该物业的公平值约为4,000万港元，集团预期由此取得约1,280万港元的收益。该交易所得款项将用作支付集团的行政开支及融资成本。
由于根据上市规则计算的适用百分比率超过5%但低于25%，本次出售构成须予披露交易，并须遵守相关通知及公告规定。公告指出，本次交易有利于集团套现物业价值，改善财务状况并增加一般营运资金，董事会认为该等条款公平合理，符合公司及股东整体利益。
