China Financial Services Holdings Limited (“C FIN SERVICES”) announced that its wholly owned subsidiary, Shenzhen Credit Gain Finance Company Limited (“SZCG”), executed a loan agreement on 30 July 2026 with an individual borrower, Customer GI (Mr. Zeng Yihai).

Key terms show SZCG will provide a RMB8.50 million one-year loan at an interest rate of 18% per annum. Interest is payable monthly, with principal due at maturity. The loan is fully collateralised by a first legal charge over a residential property in Nanshan District, Shenzhen, independently valued at approximately RMB11.97 million on 17 July 2026.

Management highlighted three risk-mitigation factors: the prime location and valuation of the pledged property, the borrower’s “strong and solid” net worth, and the loan’s short tenor. Funding will come from the Group’s general working capital.

Under Rule 14.07 of the Hong Kong Listing Rules, at least one applicable percentage ratio for this transaction exceeds 5% but is below 25%. Consequently, the advance constitutes a discloseable transaction, triggering notification and announcement requirements under Chapter 14 of the Listing Rules.

The board stated that the loan, aligned with the Group’s ordinary course of business in financial services, was negotiated on normal commercial terms and is expected to generate stable interest income.
