Transfer of 1.8 Billion in Non-Performing Assets by Bank of Tianjin Encounters Hiccups

The sale of a batch of non-performing loans by BANK OF TIANJIN is facing delays.

Previously, on June 15th, the Chengdu Branch of BANK OF TIANJIN issued an announcement regarding the transfer project of 21 non-performing loan accounts, including that of Guangyuan Shunshi Industrial Co., Ltd., scheduled for 2026.

The bidding registration for this project was set to close on June 26th, with the bidding day scheduled for June 30th.

However, on June 29th, the project was relisted on the relevant exchange platform by the Chengdu Branch, with a new bidding date of July 17th.

This indicates that the transfer of these non-performing loans by the Chengdu Branch has not proceeded as smoothly as anticipated.

Looking back, the total outstanding principal for this project is 959 million yuan, with unpaid interest of 929 million yuan, bringing the total outstanding principal and interest to approximately 1.889 billion yuan.

The project comprises 70 individual assets involving 21 borrowers, with a weighted average delinquency period of 2,685.02 days, exceeding seven years.

The loans in this batch span multiple sectors, including manufacturing, wholesale and retail, construction, transportation, warehousing and postal services, and real estate.

Guangyuan Shunshi Industrial Co., Ltd., mentioned in the announcement, is a real estate development company whose projects include the Chuangang·PARK MALL commercial complex.

There is a clear necessity for BANK OF TIANJIN to dispose of this corporate non-performing loan portfolio in bulk.

From an overall development perspective, BANK OF TIANJIN is on the verge of becoming a city commercial bank with assets exceeding one trillion yuan, making quality improvement and risk control core tasks during its scale expansion.

The bank is also striving to reduce its non-performing loan ratio.

From 2021 to 2025, the bank's non-performing loan ratios were 2.41%, 1.84%, 1.7%, 1.7%, and 1.7%, respectively.

The stability of the ratio in 2025 at the same level as the previous year was primarily due to the reduction in corporate loans.

Specifically, in 2025, the bank's corporate loan non-performing ratio was 1.16%, a decrease of 0.29 percentage points from the end of the previous year, mainly attributed to intensified efforts in controlling new risks, reducing old ones, and disposing of non-performing loans.

During the same period, the non-performing ratio for its personal customer loans was 4.64%, an increase of 1.8 percentage points from the end of the previous year.

By the end of 2025, BANK OF TIANJIN's non-performing loans stood at 8.28 billion yuan, an increase of 670 million yuan from the end of the previous year.

Among these, the top five industries for corporate non-performing loan amounts were wholesale and retail, manufacturing, real estate, construction, and leasing and business services, with amounts of 1.6 billion yuan, 929 million yuan, 496 million yuan, 455 million yuan, and 401 million yuan, respectively. Their corresponding non-performing loan ratios were 4.28%, 5.21%, 1.35%, 1.59%, and 0.25%.

BANK OF TIANJIN is accelerating the resolution of its existing non-performing assets through methods like bulk transfer of "non-performing assets + written-off assets" and diversified online collection and disposal channels.

In 2025, the bank disposed of non-performing asset principal totaling 1.912 billion yuan through bulk transfers to third parties and derecognized them.

Examining the development of the Sichuan region where the Chengdu Branch operates, regional business growth is accompanied by emerging concerns about asset quality.

In 2025, BANK OF TIANJIN's revenue in Sichuan Province was 1.215 billion yuan, a year-on-year increase of 35.6%, accounting for 7.2% of total revenue. This makes Sichuan its second-largest revenue source after the Tianjin region and the region with the highest internal revenue growth rate.

Sichuan has become a crucial revenue-generating region for BANK OF TIANJIN outside its home base.

Concurrently, the scale of non-performing loans in Sichuan Province is also rising.

By the end of 2025, BANK OF TIANJIN's non-performing loans in Sichuan amounted to 311 million yuan, an increase of 79.7% from the previous year. The non-performing loan ratio for the region was 0.73%, up 0.25 percentage points from the end of the previous year.

The Chengdu Branch of BANK OF TIANJIN was established in 2011 as a first-tier branch in Sichuan Province, responsible for customer development, credit allocation, and risk disposal within the province.

The branch's Party Committee Secretary and President, Tian Wenzhong, bears a significant responsibility.
