禹洲集团(新)(01628)3月16日晚间发布盈利预警称，经对截至2025年12月31日止年度未经审核综合管理账目进行初步评估，预计本年度将实现净利润约198亿元至218亿元，较2024年同期亏损148亿元出现明显好转，实现由亏转盈。 \n\n公司指出，本期利润主要来源于两项一次性、非现金且非主营业务收益：其一为境外债务重组收益约326亿元，其二为财务担保合同重新计量收益约20亿元。 \n\n扣除上述一次性影响后，集团预计仍录得年度亏损约128亿元至148亿元，其中归属于公司拥有人年度亏损约92亿元至112亿元，相比2024年归母亏损120亿元有所收窄。 \n\n公司解释称，剔除重组与重估收益后的预期亏损，主要受以下因素拖累： \n1) 宏观经济及房地产市场持续低迷，导致已交付项目毛利下滑； \n2) 市场环境趋弱引发部分项目出现减值迹象，存货及其他资产减值拨备增加，同时投资物业公允价值下跌； \n3) 大量融资成本无法资本化。 \n\n禹洲集团提示，目前年度业绩仍在落实中，相关数据尚未经过审计师或审计委员会审核。公司计划在2026年3月底前披露2025年度完整业绩报告，并提醒投资者在买卖公司股票时保持审慎。
