Hong Kong's Luxury Home Sales in First 7 Months Hit 5-Year High, Surpassing 1,300 Transactions

Hong Kong Property Research Department Director Patrick Poon stated that, based on data from the Land Registry compiled by the Hong Kong Property Research Department, the first seven months of this year saw 35,471 secondary residential property transactions (including secondary private residential and secondary public housing properties), a 38.5% increase from the 25,615 transactions recorded in the same period last year.

Among these, transactions for secondary residential properties valued over HK$20 million reached 1,314, a significant 81% increase from 726 transactions in the same period last year. This growth rate has notably outpaced the broader market, setting a new five-year high for the same period.

Analyzing the performance of secondary residential properties valued over HK$20 million by region in the first seven months of this year compared to the same period last year, the New Territories recorded 127 transactions, a 39.6% increase from 91 transactions last year. Hong Kong Island (including Discovery Bay) saw 690 transactions, an 85.5% surge from 372 transactions in the same period last year. The Kowloon region (including Tseung Kwan O and Sai Kung) recorded 497 transactions, a 89% jump from 263 transactions in the same period last year.

Regarding the ranking of housing estates by transaction volume for secondary residential properties valued over HK$20 million in the first seven months of this year, Residence Bel-Air topped the list with 49 transactions, an increase of 28.9% from 38 transactions in the same period last year. Beloit Court ranked second with 34 transactions, a more than 1.8-fold increase from 12 transactions in the same period last year. Cullinan Sky ranked third with 33 transactions, a more than 3.1-fold increase from 8 transactions in the same period last year.
