截至2025年9月30日止六个月，天德地产有限公司（股份代号：266）实现营收约1.52亿港元，同比下降约2.5%。主要由于国际广场期间租金收入小幅下滑，以及利率下降导致利息收入减少。本期毛利约1.02亿港元，毛利率约67.2%，上年同期该指标约68.1%。本期经营利润率（剔除投资物业估值变动）约59.4%，上年同期约63.5%。经测算后，本期经调整净利润约0.37亿港元，同比下降约13%。
从成本结构来看，本期服务成本约0.50亿港元，与去年同期基本持平；行政费用约0.21亿港元，较去年同期有所上升。管理层在公告中提及，鉴于零售环境仍存在压力，下半年整体经营表现将面临一定挑战。
业务分项
公司业务仍以物业租赁为主。国际广场在期内录得租金收入约1.47亿港元，同比下降约2.3%。截至2025年9月30日，国际广场出租率约为74.8%。此外，位于荔枝角好运工业中心的若干楼层及中国内地广州的一层商业物业也贡献了部分租金收入。
