China Financial Services Holdings Limited (the “Company”) announced that its wholly owned subsidiary QL Credit Gain Finance Company Limited (“QLCG”) has executed a one-year loan agreement on 2 September 2026 with an individual borrower described as a retired banking professional (“Customer GN”).

The facility totals HK$8.50 million and carries a fixed interest rate of 10.0% per annum. Interest is payable monthly, with the full principal due at maturity.

Risk is mitigated through a first legal charge over a residential property in Hong Kong’s Southern District, independently valued at HK$23.00 million on 4 August 2026. The resulting loan-to-value ratio stands at approximately 37.0%.

Management highlighted the borrower’s solid liquid asset base, clean five-year repayment record and the short tenor as key factors underpinning credit approval. Funding will be sourced from the Group’s general working capital.

Under Hong Kong Listing Rule 14.07, the applicable percentage ratios for the transaction exceed 5% but are below 25%, classifying the deal as a discloseable transaction and triggering immediate announcement requirements.

The Company stated that the terms were negotiated at arm’s length and align with normal commercial practice, and expects the interest income to provide a stable revenue stream.
