美国全国房地产经纪人协会最新发布的季节性调整年率数据显示，六月成屋市场呈现小幅降温态势。
**销售总量与结构分析** 六月成屋销售总量为409万套，较五月经修正后的417万套下降2.4%。其中，独栋住宅销售录得373万套，环比同样下降2.4%；公寓及合作公寓销售则为36万套，环比降幅为2.7%。与去年同期相比，成屋销售总量增长2.8%，独栋住宅增长3.3%，而公寓及合作公寓则同比下降2.7%。
**价格与库存动态** 房价方面继续攀升。六月成屋销售中位价达到44.06万美元，较五月的43.12万美元上涨2.2%，同比涨幅为1.8%。市场库存水平保持紧张，六月底待售房屋数量为156万套，以当前销售速度计算，库存去化周期为4.6个月，与五月基本持平。
此前，路透社对经济学家的调查预测，六月成屋销售年率将为420万套。实际数据略低于这一市场预期。
