S. DRAGON (ASX: 08493) has announced that on July 9, 2026, its indirectly wholly-owned subsidiary, S. Dragon Commercial Management, as the tenant, entered into a lease agreement with Baixing International, as the landlord, for the rental of a property.

The agreement is for a term of three years commencing on August 17, 2026. The property, located at Units 1112–1113, 11th Floor, New East Ocean Centre, 9 Science Museum Road, Tsim Sha Tsui, Kowloon, Hong Kong, will be used by the group as office space.

The execution of this lease is part of the group's strategy for its Chinese restaurant business. Management has been dedicated to formulating practical commercial strategies to foster future business growth.

Since January 2026, the group has already opened three new restaurants. Management believes securing this office lease demonstrates the company's commitment to the long-term development of its operations and will enhance overall operational and management efficiency for the group.
