Starhill Global REIT (P40U) has completed the divestment of Ebisu Fort in Tokyo for approximately 50.21 million Singapore dollars on Oct, 09 2026.
The sale price is 53.8% above the latest independent valuation of the seven-storey retail and office property, which was last appraised at about 32.65 million Singapore dollars, and reflects a net property income yield of 2.4%.
Ebisu Fort, located in the Ebisu district of Shibuya-ward, offers 18,816 square feet of net lettable area and previously contributed around 1.2% of Starhill Global REIT’s asset value and 0.8% of its portfolio net property income for the financial year ended Jun, 30 2026.
Net proceeds will be used mainly to repay yen and Singapore dollar borrowings, trimming the trust’s gearing ratio from 35.8% to 34.5%. The manager said the transaction is not expected to have a material impact on distribution per unit or net asset value per unit.
Chief executive officer Kemmy Tan noted that the sale unlocks value and enhances financial flexibility as the REIT continues to recycle capital into assets aligned with its growth strategy.
