汤臣集团（00258）8月6日晚间公告称，根据初步估计，公司预计截至2026年6月30日止六个月的股东应占除税后综合溢利将较2025年同期的约7.8219亿港元大幅下跌约85%至90%。\n\n公司解释，本期业绩预期下滑主要由于收入减少。2025年上半年，集团位于上海的住宅发展项目“汤臣君品”第一期已售单位约90%完成交付并确认了可观的销售收益；2026年上半年仅确认该项目第一期余下已售单位的销售收益，而第二期须待2026年下半年交付后方能确认进一步收益。\n\n此外，集团根据会计准则对投资物业进行市场估值，期间录得公平值变动所致未变现亏损，对盈利造成进一步影响。\n\n董事局表示，尽管本期综合业绩预计显著下降，但对集团的财务状况“不会有任何重大不利影响”。公司计划最迟于2026年8月底公布截至2026年6月30日止六个月的未经审计综合中期业绩。\n\n公司提醒股东及潜在投资者在买卖公司股份时保持审慎。
