SZI posts Q2 2026 update: RMB2.92 billion contracted sales, 2.19 million sqm new property management wins

Shenzhen Investment Limited (SZI) released an unaudited operational summary for the three months ended 30 June 2026, outlining progress across its commercial operation, property operation and real-estate development businesses.

Commercial operation: • The Shum Yip Bay Front UpperHills commercial complex and its 20,000 sq m indoor Magic World IP Theme Park opened on 26 June, combining “commerce + theme park” with global IPs such as Barbie, Transformers and Snoopy. The site includes three themed parks and a dedicated hotel, and brings several first-in-China or first-in-Zhongshan retail and F&B outlets to market. • Shum Yip Commercial Management secured the Hetao Centre Commercial Hub next to the new Huanggang Port, establishing an integrated “commerce + park + port” model to serve Shenzhen-Hong Kong cross-border traffic. • Industry recognition continued: UpperHills entered Guandian Index’s “2026 Retail Commercial Excellence in Comprehensive Strength” list, while Mandarin Oriental Shenzhen ranked 34th globally and 6th in Asia in Travel + Leisure’s World’s Top 500 Hotels.

Property operation: • Shum Yip Operations added 2.19 million sqm of net new contracted area and RMB443.00 million in net contract value during the quarter, with public sector projects representing over 90% of additions. • Newly won mandates include Shenzhen New Huanggang Port, Shenzhen Railway Public Security Division service contracts, Shanghai Naval Ship Shore Service Department of the PLA Navy, and No. 966 Hospital of the Joint Logistics Support Force, reinforcing expertise in ports, medical facilities and military logistics.

Real-estate development: • Unaudited Q2 contracted sales reached RMB2.92 billion on 138,400 sqm, up 8.60% quarter-on-quarter, supported by steady performance in Shenzhen projects such as Luxury Mansion and Talent Mansion, alongside contributions from Nanjing, Shanghai and Chengdu. • Construction milestones remained on track: Luxury Mansion Phase II completed on schedule, while certain phases of seven projects achieved completion filings, covering 485,000 sqm.

SZI reiterated its strategy of evolving into a “real-estate asset management and urban integrated operation service provider,” targeting a diversified, cash-generative and resilient business mix aligned with its vision of becoming an “Innovative Constructor of Industrial Cities” and “Wealthy Livelihood Operator.”
