智通财经APP获悉，摩根士丹利表示，受到零售销售疲弱影响，香港第三季零售租金环比下跌3%，写字楼租金跌幅扩大，当中中环写字楼租金跌幅跑输大市。零售收租股中，相对偏好领展(00823)，因其零售出租率偏高达97.5%，同时续租租金前景稳定，股息率又较美国十年国债孳息高280个基点。
大摩又称，港人外游消费持续受关注，但看不到短期有见顶迹象，同时写字楼市场仍面对结构性风险。
