大华继显:政策放宽可能短期内对市场产生正面影响 首选新鸿基地产(00016)及领展房产基金(00823)

智通财经APP获悉,大华继显发布研报称,维持对房地产行业的“与大市同步”评级,新鸿基地产(00016)及领展房产基金(00823) 列为首选股,同予“买入”评级,目标价分别为103港元及45.05港元,对希慎兴业(00014)及九龙仓置业(01997)给予“买入评级,目标价16.1港元及32.8港元。

该行表示,新一份《施政报告》继续推出支持楼市需求的宽松政策,优化新资本投资者入境计划,容许投资住宅物业,物业成交价须为5,000万港元或以上,房地产投资获计算入投资总额上限为1,000万港元,考虑到豪宅市场成交量较少,以及新资本投资者入境计划半年收到579宗申请,相信政策调整对香港楼市影响有限。施政报告提出放宽按揭成数上限,大华继显形容为正面惊喜,但由于经济前景仍充满不确定性,预期潜在买家可能不会愿意增加按揭杠杆,因此影响预期同样有限。

大华继显称,香港政府在本次施政报告中重申了土地供应计划,并表示会加快北部都会区的建设,预期一系列政策放宽可能在短期内产生正面影响,但最重要的仍是市场要恢复信心及利率要进一步下调。
