智通财经APP获悉,英皇国际(00163) 副主席杨政龙接受采访时表示,今年集团累计售出近200个单位,套现超过41亿。而西半山般咸道发展项目将会是明年全新盘的“重头戏”。对于香港楼市,杨政龙表示,息口下调有助降低借贷成本,随着减息周期启动,楼市已有从谷底反弹迹象,相信最坏时刻已经过去。随着内地早前推出一系列刺激经济措施,经济将有所反弹,香港经济亦会因而受惠,未来楼市会渐入佳境,对明年楼市走势审慎乐观,然而港息会否进一步下调,则要取决于资金流向及整体经济状况。
对于集团未来增加土地储备的策略,杨政龙指集团会积极循政府土地招标、市建局重建项目、港铁项目及旧楼并购等多个渠道,“多管齐下”增加土地储备,全方位物色投资机会。
他又提到,随着香港政府推出一系列措施吸引外来人才、高端移民及海外投资者,预期资金将重投香港物业市场,豪宅市场将进一步受惠。新一份《施政报告》优化“新资本投资者入境计划”,他相信措施在不影响香港市民置业的情况下,可增加市场对豪宅的需求,预期超级豪宅将继续受追捧,集团亦会积极加紧推售洋房及特色单位项目。
