金吾财讯 | 内房股随市下行，远洋集团(03377)跌5.17%，中梁控股(02772)跌3.25%，中国海外发展(00688)跌1.88%，龙湖集团(00960)跌1.87%，华润置地(01109)跌1.75%。国家统计局发布数据显示，1—11月份，全国房地产开发投资93634亿元，同比下降10.4%；其中，住宅投资71190亿元，下降10.5%。1—11月份，新建商品房销售面积86118万平方米，同比下降14.3%，其中住宅销售面积下降16.0%。新建商品房销售额85125亿元，下降19.2%，其中住宅销售额下降20.0%。中银国际表示，当前行业大方向向好较为明确，政治局会议再度明确“稳楼市”主基调，围绕楼市供需两端、经济复苏的政策仍在持续发力过程中，且后续的政策或更具针对性。该行认为，短期关注各项支持政策落地后基本面数据的修复情况以及修复效果的持续性，中长期关注旧改、收储等工作推进带来的行业机会。从标的来看，一方面，流动性安全、重仓高能级城市、产品力突出的房企或更具备α属性；另一方面，得益于化债、政策纾困、销售改善等多重逻辑下的困境反转的标的或具备更大的估值修复弹性。
