金吾财讯 | 内房股部分走弱，截至发稿，融信中国(03301)跌4.76%，富力地产(02777)跌2.74%，融创中国(01918)跌1.23%，万科企业(02202)跌1.25%。消息面上，中指研究院发布的报告显示，2024年，受保租房大规模入市及居民收入预期偏弱等因素影响，重点城市住宅租金出现下跌。1—11月，全国50城住宅平均租金累计下跌2.72%，一线、二线及三四线代表城市分别下跌2.29%、3.01%、2.38%。1—11月，30城集中式长租公寓中，有28城租金累计下跌，受新建保租房入市影响，租金承压。中指研究院表示，展望2025年，政策加力有望带动预期修复，但房地产市场恢复仍面临诸多挑战，整体或仍处于筑底阶段，中性情形下，明年全国商品房销售面积预计下降约6%，市场销售的恢复节奏有赖于已出台政策的推进与落实，尤其是货币化安置100万套城中村改造、收储存量房等政策。同时，土地缩量、房企资金承压及较高库存下，短期开工投资下行态势难改，明年盘活存量闲置土地政策的实施进展，是推动市场进入新的循环、稳定投资开工的关键因素。
