由路劲(01098.HK) 与港铁(00066.HK) 合作发展的黄竹坑站港岛南岸第1期“晋环”昨日(23日)售出一个四房一套单位，为第2B座40楼C室，实用面积1,067方呎，成交价3,567.1万元，实用呎价33,431元。发展商表示，随着减息热潮及《施政报告》的助力，项目换楼客户参观量倍增，特别是四房大单位备受换楼客追捧。“晋环”开售迄今沽出751伙，套现逾155亿元。
另边厢，《香港经济日报》报道，同屋苑二手市场录得大额蚀让个案。晋环1A座低层E室两房户，实用面积581平方呎，原叫价1350万元，议价后以1,200万元易手，实用呎价20,654元。原业主于2021年以约1,695.9万元购入，是次易手账面蚀让495.9万元离场，账面蚀幅约29%。若连购入单位的厘印费（约63万元）及代理佣金等杂项支出计，估计实质蚀让约570.9万元离场。(da/u)(港股报价延迟最少十五分钟。沽空资料截至 2024-12-23 16:25。)
