财中社1月3日电万物云（02602）发布公告，宣布其全资附属公司深圳市誉鹰物业服务有限公司于2024年12月31日与独立第三方深圳市中洲投资控股股份有限公司签署股权转让协议，收购中洲物业100%股权，交易金额为2.27亿元。其中，包含中洲物业存量项目的交易对价为1.67亿元，将分六期支付，未交付项目对应交易代价为6000万元，需在项目正式交付且去化率不低于60%时支付。
中洲物业专注于住宅物业服务，涉及44个住宅类项目，年化合同收入为3.04亿元，可并表收入为2.88亿元。中洲物业2023年的项目整体收缴率超过86%，交付超过5年的项目收缴率普遍达到90%。此次收购预计将新增10个蝶城，升级5个现有蝶城，并优化4个现有蝶城，提升公司在重点城市的市场份额和盈利能力。根据香港联交所的上市规则，本次收购的适用百分比率均低于5%，因此不构成须予公布的交易。
