招商局商业房托基金(01503.HK) 公布,于1月24日通过其全资附属与一家独立第三方银行订立一份融资协议,涉及最多41亿元人民币的贷款融资。
招商局商业房托表示,已提取此次新办贷款提取融资额约40.08亿元人民币,并悉数用于置换原有贷款,融资利率为2.8%,低于原有贷款的固定利率,已提前偿还将于今年12月15到期的融资项目下贷款余额约16.22亿元人民币,以及明年8月30日到期的融资项目下贷款余额约23.86亿元人民币。
该房托指出,此次新办贷款利率显著优于原有贷款利率,且利率五年不变,可大幅节省利息开支,提升分派表现,未来将续重点增加优质商业资产至房托基金的投资组合,进一步增强投资组合的多样性及收入稳定性,维持财务状况稳健。(gc/w)(港股报价延迟最少十五分钟。)
