宏安地产(01243.HK) 旗下鸭脷洲新盘Coasto公布首张价单，涉30伙，折实入场费约381.6万元，折实平均呎价17,085元。美联物业住宅部首席执行官布少明表示，是次项目定价具竞争力，若与过去同区鸭脷洲新盘开价比较，首批单位折实平均呎价创出自2013年一手住宅物业销售网有纪录以来的新低价，亦较同区2023年中公布订价的新盘有明显折让。
布少明相信，项目亦深受投资客欢迎，估计投资客比例占约五成，而项目入伙后的租金回报可逾5厘水平。他亦指，由于Coasto入场费吸引，故项目将受到上车客垂青，料有兴趣的买家有约七成将会上车用家，项目更加会以年轻客捧场，占比或有八成；另估计项目呎租可达75至85元水平，租金回报率逾5厘。
布少明称，目前市场关注下周公布的《财政预算案》，并憧憬有提振经济措施，及有利楼市，故不少买家已偷步入市新盘，估计本月一手成交量将录得1,300宗水平，而一旦财案措施起刺激作用，料3月份一手成交将可望挑战2,000宗，而二手交投亦会增加。(vc/da)(港股报价延迟最少十五分钟。)
