金吾财讯 | 内房股回升，截至发稿，融创中国(01918)涨5.88%，万科企业(02202)涨4.66%，世茂集团(00813)涨4.3%，中国海外发展(00688)涨2.95%，越秀地产(00123)涨2.89%，龙湖集团(00960)涨1.78%。消息面上，国家统计局数据显示，2025年1月份，70个大中城市中，一线城市商品住宅销售价格环比继续上涨，二三线城市环比总体略降；一二三线城市同比降幅均持续收窄。1月份，一线城市新建商品住宅销售价格环比上涨0.1%，涨幅比上月回落0.1个百分点。其中，北京下降0.4%，广州持平，上海和深圳分别上涨0.6%和0.2%。一线城市二手住宅销售价格环比上涨0.1%，涨幅比上月回落0.2个百分点。其中，北京、上海和深圳分别上涨0.1%、0.4%和0.4%，广州下降0.2%。克而瑞地产研究表示，当前房地产市场仍处于“止跌企稳”阶段，2月一二手房成交同比预期保持正增长，一线城市韧性犹存，市场热度主要取决于推盘规模和楼盘素质，杭州等城市二手房成交修复显著好于新房，短期内还将吸引刚需入市。
中指研究院认为，整体来看，1月虽为传统淡季，但核心城市二手房市场表现整体平稳，成都价格环比已连续3个月上涨。步入2月，随着春节假期结束，市场交易将逐渐回归常态，预计二手房网签成交量将回升。
