　　瑞银发布研报称，给予冠君产业信托（02778）“中性”评级，目标价1.74港元。冠君产业信托去年全年每基金单位分派同比跌15.5%，略逊于该行预期，而收入则大致符合预期。去年下半年整体物业收益净额利润率恶化至72%，同比及环比分别跌2.8及4.5个百分点。

　　另外，报告提到，管理层指朗豪坊1月的租户销售增长理想，在深圳居民“一签多行”等政策宽松的支持下，对香港零售业的复苏保持审慎乐观。
