智通财经APP讯，中国诚通发展集团(00217)发布公告，集团预期于2024年度将取得综合除税后溢利约港币3700万元至港币3900万元，较截至2023年12月31日止年度(2023年度)取得的综合除税后溢利下降约43%至46%。
集团于2024年度的财务表现主要受利率波动、全球通胀、地缘政治紧张及经济增长等外部因素影响。于2024年度，集团采取更保守态度把握市场机遇，并更审慎进行新租赁安排。租赁分类的营业额较2023年度减少约港币1.66亿元或28%。因此，集团于2024年度的综合毛利及利息收入净额按年减少约港币8500万元或29%。此外，集团的投资物业价值于2024年度继续受中华人民共和国整体房地产市场下行影响，取得投资物业的公平值亏损较2023年度增加超过港币700万元。然而，上述影响部分被集团融资租赁应收款项及应收贷款的预期信贷亏损模式项下的减值亏损及融资成本分别减少约港币4800万元及约港币500万元所抵销。
