乐居财经赵盼盼2月28日，京城佳业发布盈利预警公告，预期2024年度集团年内溢利介乎人民币8100万元至人民币8680万元，较2023年同期约人民币1.16亿元减少25%至30%。
公告称，2024年度集团年内溢利的减少主要由于以下原因：第一，为获取市场份额，集团在物业管理项目的前期及品质维护投入加大;第二，根据《国际财务报告会计准则》及集团的会计政策，集团对未收回的应收账款计提了相应的减值准备。
资料显示，北京京城佳业物业股份有限公司（“京城佳业”）由北京城建集团有限责任公司（“北京城建集团”）联合北京东城区属国企北京天街集团有限公司（“天街集团”）2020年12月22日共同发起创立，京城佳业于2021年11月10日在香港联合交易所主板上市（股票代码2210.HK），北京城建集团及所属北京城建投资发展股份有限公司、北京住总集团有限责任公司、天街集团和其他H股股东分别持股26.44%、33.47%、14.24%、0.85%和25%。
京城佳业及其附属公司拥有三项主要业务板块，即物业管理服务、非业主增值服务及社区增值服务。截至2023年12月31日，京城佳业在管面积4135万平方米。
