【券商聚焦】交银国际维持置富产业信托(00778)买入评级 料其今年入港股通 或成股价催化剂

金吾财讯 | 交银国际发研报指,置富产业信托(00778)收入同比微降2.2%至17.46亿港元,净物业收入下降3.6%至12.53亿港元,2024年每单位派息同比下跌11.9%至35.59 港仙,大致符合市场预期的36港仙。下半年业绩有所回稳,2024下半年收入/净物业收入同比只微跌0.3%/1.2%至8.75亿港元/6.20亿港元。2024年中国香港零售业务出租率上升0.6个百分点至95.0%,17个商场中有12个出租率在96%以上。随着+WOO资产提升工程完成,置富预期整体出租率会在2025年进一步上升。融资成本同比下降下降约8.5%至5.02亿港元。截至2024年底,平均利息成本约为4.0%。该行指,置富都会广场资产提升计划推迟,减低收入影响。另外,置富同时推出两短期资产提升项目,包括丽港城商场以及华都大道,预计总资本开支约41千万港元。按全年股息,以3月4 日收市价4.25港元计算,收益率达8.4%。该行维持买入评级,目标价维持5.86港元。香港房地产信托在今年可能进入港股通名单会是公司主要的股价催化剂。
