智通财经APP获悉，星展发布研报称，维持置富产业信托(00778)“买入”评级，目标价5.12港元。该行称，人口增长应为零售消费打下基础，对置富长远展望良好，该房托今明两年的预测分派息率为8.1至8.2厘，对比美国十年期国债孳息溢价3.8至3.9厘，与十年平均的3.8厘相若。
星展指出，置富产业去年下半年整体续租租金调整率维持中单位数负数，受超市、幼儿园、中式酒楼及地产代理租户减少影响，并抵销快餐店、服务及教育租户的续租租金正增长。地产代理及幼儿园经营环境近期改善，受惠房地产市场政策放宽及新进驻租户提升房屋及教育需求，加上到期租户减少，预示着未来一年复归增长趋势将逐步改善。
