金吾财讯 | 内房股全线受压，龙光集团(03380)跌4.76%，建发国际集团(01908)、美的置业(03990)、雅居乐集团(03383)、龙湖集团(00960)跌超3%，消息面上，上周37城新房成交面积178万方，环比-30.5%，同比+11.4%。2025年3月1日至3月7日累计成交178万方，同比+8.2%。今年截至3月7日累计成交1610.6万方，同比+1.9%；上周16城二手房成交面积184.8万方，环比-3.8%，同比+46.4%。2025年3月1日至3月7日累计成交184.8万方，同比+50.9%。今年截至3月7日累计成交1378.2万方，同比+33.4%。中邮证券表示，两会政府工作报告中指出，要持续用力推动房地产市场止跌回稳，因城施策调减限制性措施，加力实施城中村和危旧房改造，同时还提及优化城市空间结构和土地利用方式、盘活存量用地和商办用房、推动建设安全、舒适、绿色、智慧的“好房子”等。目前来看，收购存量商品房路径更加清晰，新房库存去化周期明显下降，短期内有量价齐稳的迹象，二手房成交量依然较大，虽价格仍在下探，但在政策持续宽松、居民预期逐步改善的前提下，预计年底止跌概率较大。
