智通财经APP讯，九龙仓置业(01997)发布2024年全年业绩公告，集团收入同比减少3%至129.12亿港元，营业盈利同比减少3%至96.91亿港元。基础净盈利同比增加2%至61.39亿港元，相当于每股2.02港元。
若计入投资物业重估减值净额56.21亿港元，股东应占集团盈利为8.91亿港元。每股基本盈利为0.29港元。
第一次中期股息每股0.64港元已于2024年9月10日派付。第二次中期股息每股0.6港元将于2025年4月24日派付予在2025年4月7日下午6时正名列股东登记册内的股东，以代替派发末期股息。2024年度每股合共派息1.24港元(2023年：每股1.28港元)，占香港投资物业及酒店基础净盈利的65%。
公告称，本港经济呈现温和增长的迹象，但市场对商用物业的需求仍然疲弱。零售销售在2023年年初疫后复常初期短暂反弹后再度下滑至今，港元强势及减息步伐相对缓慢均持续削弱零售销售。写字楼需求亦见疲软，皆因企业在不确定的环境下纷纷寻求控制成本。
海港城和时代广场的商场空置率维持在较低水平，但租户销售额下跌导致营业额租金减少，影响集团收入。访港旅客增加保障了酒店入住率，但房价跟随市况下跌。
写字楼租户面对不明朗的经营环境，继续以节流为主。集团提供灵活的租赁条款并加快改善物业以维持竞争力，成功提升出租率，于年杪时达90%水平。在息口前景不明朗的情况下，集团积极采取措施管理债务，负债净额进一步下降至342亿港元，是自上市以来的最低水平，并减轻了借贷成本对集团盈利的影响。
