《港楼》新地(00016.HK)元朗地皮再申请改划拟建2,322伙 较旧方案缩减16%

新地(00016.HK) 最新为元朗用地向城规会申请改划发展,涉及用地位于锦绣花园以东,拟改划为2,322伙住宅,单位数目较旧方案削约16%。
用地涉及元朗锦壆路丈量约份第104约部分地段,位于锦绣花园以东,其地盘面积约707,087平方呎。申请人向城规会提出改划申请,将用地由“住宅(丁类)”地带改划为“住宅(丙类)”用途,并拟以总地积比率约1.59倍发展,当中住用地积比率涉约1.5倍,计划兴建10幢约14至16层高的住宅,并提供3幢会所及3幢用作商业或社会设施用途的大楼,涉及总楼面面积约112.2万平方呎。

整个项目提供约2,322伙,平均单位面积约456平方呎。相比起对上于2021年递交的方案,当时申请拟以总地积比约1.88倍发展14幢住宅,提供2,771伙,总楼面约132.82万平方呎,惟申请于2023年5月遭城规会拒绝。
换言之,是次申请已将拟议住用地积比率由1.8倍减少约17%至1.5倍,并将拟议的建筑物高度由最高19层减少约16%至16层,单位数目及总楼面面积亦削约16%。(ca/da)(港股报价延迟最少十五分钟。沽空资料截至 2025-03-14 16:25。)
