智通财经APP讯，天安(00028)公布，该集团预期2024年将取得公司股东应占亏损金额不超过2.3亿港元，而2023年股东应占溢利约12.174亿港元。
公告称，财务表现显著下降的主要原因包括：已竣工物业销售减少，主要是由于2024年财政年度期间未有重大物业发展项目交付予客户引致收入确认减少，以及内地房地产市场低迷引致物业销售下跌;集团、其合营企业及联营公司持有的投资物业公允价值减少;应占合营企业溢利减少;2023年财政年度因收购一家附属公司所产生的议价收购收益为4.95亿港元，而2024年财政年度并无收购附属公司;及集团2023年财政年度投资物业公允价值增加约2.08亿港元，主要源自于该年度收购的附属公司所持有的投资物业所产生的公允价值收益，而2024年财政年度并无类似的收购。
