太古(00019.HK) 兼太古地产(01972.HK) 主席白德利预计,香港的零售市场仍然充满挑战,但第四季零售表现录得改善,并在今年第一季持续平稳。他指,集团旗下所有商场维持100%出租率,而续租租金欠佳情况亦有改善。去年集团零售物业及办公楼物业组合的表现优于市场,未来将会持续调整商户组合。
对于香港办公楼的前景,白德利相信将持续疲弱。他指出,市场正面对供应过剩,同时需求亦未明显上升,而资本市场气氛已见改善,惟仍未转化为新需求动力,市场需要时间消化供应,料市场最少要到2026或27年才会有所改善。
他又提到,集团仍在进行回购计划,并会在5月讨论下一步行动。
内地方面,他指,集团会继续在深圳寻求发展机会,相信以中长期来看,深圳发展机会具吸引力。
