智通财经APP讯，雅生活服务(03319)公布，该集团预期2024年取得股东应占亏损约人民币32亿元至人民币35亿元，而2023年股东应占净利润则为人民币4.6亿元。
公告称，预计亏损增加主要是由于：
(一) 公司充分评估重要客户面临的信用情况，出于谨慎性原则，本期对关联方及与房地产相关的第三方的贸易及其他应收款项进行了计提减值拨备约人民币39 亿元至人民币40亿元。计提坏账拨备不会对公司未来回款产生实质影响，公司也将持续与客户保持密切沟通，磋商回款措施。
(二) 由于公司开展城市服务的非全资附属公司主动退出部分回款周期过长的项目，从而导致收入及利润未及预期。出于谨慎性原则，公司已根据香港财务报告准则对商誉进行减值测试，并根据减值测试结果拟对其中存在减值迹象的资产，相应计提约人民币2亿元至人民币3亿元减值拨备。
(三) 公司重视现金流，主动调整业务结构，汰换部分利润率较高但回款不佳的项目;受房地产市场持续低迷影响，外延增值服务的收入和利润显著下降对公司整体利润产生影响。
