金辉控股预计2024年归母净利润亏损不超过95亿元
3月20日，金辉控股（09993）发布公告，预计2024年度将录得母公司拥有者应占亏损不超过95亿元，较2023年度的亏损约6亿元大幅增加。
亏损的主要原因包括市场情绪疲软、房地产行业调整导致合约销售价格下行压力，进而影响结算毛利率，同时合营及联营公司亏损增加。此外，管理层对全年销售情况的预期也促使对开发中物业及待售竣工物业计提减值损失。
公告中提到，2024年度出租率和租金水平不及预期，导致公司持有的部分投资性物业产生公允价值亏损。由于目前仍在编制2024年度的全年业绩，公告中的数据为初步评估，可能会有所调整，最终业绩公告将在适时发布。
