物业指于土地注册处注册为新九龙内地段第 6451 号的地段上兴建的所有物业或建筑物 2 楼 2101 号、2110 号及 2111 号铺，该地段名为香港九龙联合道 198 号乐富邨商业中心第一期(第一区)及商业中心第一期(第二区)(构成乐富广场一部分)。

该物业位于人口稠密的住宅区域，毗邻当地交通枢纽，令Unicorn的零售业务得以渗透至其目标客群。董事局认为订立租赁协议符合集团的商业利益，令集团可于乐富广场继续经营“UNY”及维持集团的营运规模。
